Mtatsminda Terraces

Forty-six units stepped down a sloping site on Mtatsminda, arranged so that every apartment keeps a private terrace and an open outlook across the city.

The slope is usually treated as a cost problem. Here it was the asset: terracing the blocks let each row clear the roofline of the one below, which is what makes the view — and therefore the pricing — hold across the whole scheme rather than only on the top floor.
