Old Tbilisi Restoration

A protected historic building from 1897 brought back into use as eleven boutique residential units above street-level retail.

The constraint set was unusually tight: the façade and structural rhythm had to be preserved while the interior was rebuilt to a modern standard. Every layout in the building is therefore slightly different — the windows could not move, so the rooms had to be drawn around them.

We advised on the unit mix, the pricing ladder and the buyer profile the finished asset should target.
