A commercial scheme combining Grade-A office floors with active ground-floor retail. The asset was structured for institutional tenants who need floorplates that can be subdivided without losing efficiency.
At 1,300 m² per floor the plate splits cleanly into two or four tenancies, which is what let the building be marketed to mid-size occupiers and a single anchor at the same time rather than choosing between them.
We ran the feasibility work, the tenant-mix strategy and the leasing narrative used with corporate occupiers.
